Popcorn Ceiling Questions We Hear in Wichita
Which years should I worry about asbestos?
The federal ban on asbestos in sprayed ceiling texture came in 1978, but suppliers were allowed to use up existing stock, so texture put up into the early to mid 1980s can still test positive. If your house was built or remodeled before about 1986, get a sample tested before anyone scrapes. A lab test is cheap compared to cleaning up a contaminated house. Our asbestos page walks through it.
My popcorn ceiling has been painted. Can it still come off?
Yes, but it is slower. Paint seals the texture so water cannot soak in, which means it does not soften and release the way bare popcorn does. We usually score the surface, use more water and more time, and sometimes scrape dry in sections. Expect painted ceilings to cost more, often by a third or so.
Should I do it myself or hire someone?
A single small bedroom with untreated, asbestos free texture is a fair weekend project if you are handy. Where people get stuck is the finish. Scraping is the easy part. Getting the drywall flat enough that it looks good under a ceiling light takes practice with a knife and mud. Big rooms, vaulted ceilings, painted texture, or a whole house are usually worth handing off.
How long does it take?
One room is typically one to two days including drying time. A full ranch house runs three to five days. Mud needs to dry between coats, and Kansas humidity in summer can stretch that a bit.
What drives the cost?
- Square footage and ceiling height
- Painted vs unpainted texture
- How much drywall repair is hiding underneath
- Finish level (smooth skim coat costs more than knockdown)
- Furniture moving and how occupied the home is
- Asbestos testing or abatement if needed

Will homeowners insurance pay to remove my popcorn ceiling after hail or storm damage?
Insurance does not pay to remove popcorn texture just because it is dated. But Wichita gets a lot of hail, and when a damaged roof lets water into the attic, the ceiling below can stain, sag or crack. If your claim covers that ceiling repair, ask your adjuster whether the repaired area can be finished smooth. Many homeowners pay the difference to do the whole room or house at once so the ceilings match. Photograph the damage before anything is scraped, and if the home was built before about 1980, get the texture tested first, since asbestos abatement is often handled separately on a claim.
Do I need HOA approval to remove a popcorn ceiling?
Usually not for a single family home, because ceiling work is interior and most Wichita area HOAs (Andover, Bel Aire, Maize and east side subdivisions) only regulate the exterior. Townhome and condo associations are different. They may require notice, set work hours, limit where a dumpster or trailer can park, or have rules about disposal if the texture tests positive for asbestos. Check your covenants or call the management company before you schedule.
I own a rental property. Is it worth removing the popcorn ceilings?
For many Wichita landlords, yes, and the best time is between tenants while the unit is empty. Empty rooms mean no furniture moving, which lowers the price and shortens the job to a few days. Smooth or knockdown ceilings photograph better in listings, are easier to patch and repaint at turnover, and do not hold dust and cooking residue. Test older units for asbestos before any scraping, since disturbing it with tenants present creates real liability. If you own several units, ask for a multi-unit quote.
