Selling a House in Wichita With Popcorn Ceilings
We get this question a lot from people getting ready to list in Wichita: is it worth removing the popcorn before the photos? The honest answer is sometimes yes and sometimes no.
What Wichita buyers notice
A lot of buyers in this market are first-time buyers shopping in the price range where 60s and 70s ranches live. They scroll listing photos fast, and textured ceilings make a room read as dated even if the kitchen is new. Bright, flat ceilings photograph better, especially in the smaller living rooms common in east and west side ranches.
The asbestos question at inspection
Inspectors and buyer agents in Sedgwick County will often flag popcorn texture in pre-1980 homes as possibly containing asbestos. That can turn into a negotiation item. Having a negative lab result in hand, or having the texture already gone, takes that off the table. Our asbestos guide explains testing.
When removal makes sense before listing
- You are already painting the interior. Ceilings get done in the same week.
- The house is otherwise updated and the ceilings are the last dated thing.
- There are water stains you would have to explain anyway.
When to leave it
- The house is going to sell as a fixer or to an investor.
- You are on a tight timeline and cannot fit in a few days of work.
For a typical ranch, whole-house removal runs a few thousand dollars. See Wichita pricing and decide with real numbers.
